Barndominiums Built for Ridge-and-Valley Land
Barndominium Builders Knoxville designs and builds barndominiums, shop houses and metal building homes on land across East Tennessee: the valleys and ridges of Knox, Blount, Loudon, Anderson, Union, Grainger and Jefferson counties, the foothills toward the Smokies, and the edge of the Cumberland Plateau to the west.
A barndominium project usually starts with a piece of land the owner already has or is about to buy. Before anyone talks about square footage, we look at the ground: how steep it is, where water goes in a hard rain, whether the lot is on public sewer or needs a septic permit, and which office issues the building permit. Knox County alone runs from river bottoms near 800 feet to ridges well over 1,300 feet, and about a third of the county is steeper than a 15 percent slope, so the site often decides the floor plan.
How we work
- A site visit before pricing, with the land walked and photographed.
- Permit research for your exact parcel: city, county or state program, setbacks, and any hillside or floodplain rules.
- Septic and soil steps laid out early, because a soil map and septic permit usually come before a building permit outside the sewer lines.
- A written estimate that separates the building package, foundation, site work, utilities, insulation and finish-out.
- A condensation and insulation plan for the metal roof and walls, sized for a humid climate.
- One schedule from site prep through shell, dry-in and finish-out, updated as the job moves.
