Barndos Built for the Valley and the Ridge
Barndominium builders in Knoxville work on ground that changes every few miles. Knoxville sits in the Great Appalachian Valley, part of the Ridge-and-Valley Appalachians, where long narrow ridges run between broad valleys. Inside the city alone, elevations run from just over 800 feet on the riverfront to 1,391 feet on Sharp's Ridge. We build barndominium homes, shop houses and metal building homes on land across that terrain, from flat pasture to hillside lots with a view.
What the ground is made of
The valleys formed where softer limestone and shale wore away, and the soils that came from that rock are mostly red and brown clay. The USDA describes the Dewey series, a soil of large extent in the Southern Appalachian Ridges and Valleys, as limestone residuum with a clay or silty clay subsoil, and notes that some areas have sinks and depressions. The Fullerton series, also common across the region, carries 10 to 45 percent chert gravel and cobbles in a clay subsoil. Clay that holds water and rock that dissolves are the two facts that shape every slab and footing we plan here.
Why the site visit comes first
Knox County's Hillside and Ridgetop Protection Plan measured the county by slope: 67 percent of its land is under 15 percent slope, 18.5 percent is between 15 and 25 percent, and about 14 percent is steeper than 25 percent. A level pasture in Union County and a ridge lot in South Knoxville can need completely different foundations, driveways and drainage, even for the same floor plan. That is why we walk the land before giving a price.
Weather we build for
Knoxville has a humid subtropical climate, with average daily temperatures of about 38 degrees in January and 78 degrees in July and just under 52 inches of precipitation a year. Snow is light, about 4.6 inches in a normal season, but the record is 17.5 inches in one day. The National Weather Service office in Morristown reports that damaging winds and large hail have been reported in every county it covers in every year since 1955, and that April is the peak month for tornadoes. Roof fastening, anchor bolts and overhangs are planned with that in mind.
Humidity and a metal skin
Warm, moist air meeting cold steel turns into water. In a barndo with a steel roof, that means condensation control is not optional here. We plan the insulation and vapor control for the roof and walls before the building package is ordered, usually with closed-cell spray foam against the steel, and size the HVAC for the house you will actually live in.
Codes depend on where you build
The City of Knoxville reviews plans under the 2024 International Residential Code. Knox County Codes Enforcement adopted the 2018 IRC in 2018. Tennessee's State Fire Marshal's Office enforces the 2018 IRC, with amendments, in places that do not run their own program, with foundation, framing and final inspections. We confirm which office covers your parcel and what it requires before plans are drawn.
From land to move-in
A typical barndo project here moves through the same stages: survey and soil work, septic permit if the lot is off sewer, foundation, the steel or post-frame shell, dry-in with roofing, doors and windows, rough-in for plumbing, electrical and HVAC, insulation, and finish-out. We give you one schedule for all of it and a written estimate that shows each stage.
Common Questions
How much does it cost to build a barndominium in Knoxville, TN?
It depends on the size, the finish grade and the site. Published cost guides give typical per-square-foot ranges, which are listed on the Custom Barndominium Homes page, but they leave out land and site work. Hillside lots, long driveways, rock, septic systems and basements add to the total, which is why the written estimate comes after a site visit.
Can I build a barndominium in Knox County?
Generally yes, as long as the home meets the residential building code and the zoning, setback and subdivision rules for the parcel. Knox County Codes Enforcement adopted the 2018 International Residential Code, and the City of Knoxville uses the 2024 edition. Subdivision covenants or HOA rules can restrict metal siding, so we check the deed restrictions too.
Do I need a septic permit before a building permit?
In Knox County, yes, if the lot is not on public sewer. The Knox County Health Department says a septic permit is required before Codes Enforcement will issue a building permit for a residence, and the permit application needs a soil map from a private soil consultant and a site plan. Surrounding counties go through TDEC, which can take up to 45 days after a complete application.
Are sinkholes a problem for barndominiums around Knoxville?
They can be. Much of the valley sits on limestone, and USDA soil descriptions for common local soils note sinks and depressions. We look for surface signs during the site visit and recommend soil borings or a geotechnical review when a lot shows them, before the slab is designed.
Is it hard to finance a barndominium?
It can take more legwork than a standard house. Many lenders do not offer construction loans for barndominiums, and the appraisal is often the biggest hurdle because the appraiser needs comparable sales nearby. Talk to a lender early; we provide the plans, specs and line-item estimate a lender will ask for.
Steel frame or post frame?
Both are built here. Red-iron steel frames span wide open rooms and large shop bays without interior posts; wood post-frame buildings cost less to frame and are easy to finish with ordinary interior materials. The choice usually comes down to span, the shop you want and budget.
How do you keep a metal roof from sweating?
With a continuous air and vapor barrier against the steel, usually closed-cell spray foam, plus proper ventilation and HVAC sizing. Hansen Pole Buildings reports a dripping barndominium ceiling where only half an inch to an inch of foam was used and recommends at least two inches.
How long does a barndominium take to build?
It depends on permits, septic approval, the building package delivery and the finish level. Site prep and permits often take longer than raising the shell. We give you a written schedule broken into site work, foundation, shell, dry-in and finish-out once the plan and site are set.

We build across the Knoxville metropolitan area, which is defined as nine counties: Knox, Anderson, Blount, Campbell, Grainger, Loudon, Morgan, Roane and Union. We also work east toward Jefferson, Hamblen and Sevier counties and south toward Monroe and McMinn. The land is not the same from one end to the other.
The central valley
Knox County and the valley floors around it sit on limestone and dolomite, with red clay soils and scattered sinkholes. Inside the City of Knoxville, most lots have public water and sewer, plans go through the city Inspections Bureau under the 2024 IRC, and Knoxville's tree rules limit clearing on larger wooded tracts. In unincorporated Knox County, Codes Enforcement handles the building permit, and lots off sewer need a septic permit from the Knox County Health Department first.
Foothills and the Smokies
South and east, Chilhowee Mountain marks the line between the Ridge-and-Valley and the Blue Ridge in Blount County, and the land rises toward the Great Smoky Mountains. Sevier County has the greatest elevation difference of any county in Tennessee, from about 850 feet on the French Broad River to 6,643 feet at Kuwohi. Building sites there are steeper, driveways are longer, and the building pad usually takes more work than the building.
The northern ridges and lakes
North and east of Knoxville, Clinch Mountain splits Grainger County in two, and Norris and Cherokee lakes reach into Union, Campbell, Grainger and Jefferson counties. Long parallel ridges and lake coves mean narrow valleys, steep side slopes and a lot of rural land on well and septic.
Toward the Cumberland Plateau
To the west and northwest, Roane County straddles the Tennessee Valley and the Cumberland Plateau, with Walden Ridge visible from most of the county, and Campbell County climbs into the Cumberland Mountains, reaching 3,534 feet at Cross Mountain. In LaFollette, the city's published design criteria list a 10 psf ground snow load, a 10-inch frost line and moderate to heavy termite risk; we check each jurisdiction's own table rather than assuming.
Each town page covers what is different about building there.

Why Homeowners Call Barndominium Builders Knoxville
Land first, plan second
We walk the site before pricing. Slope, rock, drainage paths, sinkhole signs, access for a delivery truck and the septic area decide where the house goes and what the foundation needs.
Permit research for your parcel
City of Knoxville, Knox County, a neighboring county, or the State Fire Marshal's program: we find out who issues your permit, which code edition applies, and what setbacks and hillside rules affect the lot.
Written, line-item estimates
The building package, foundation, site work, septic, well or utility hookups, insulation, mechanicals and finish-out are priced as separate lines, so you can see where the money goes and what changes if you change the plan.
A condensation plan for a steel roof
In a climate with about 52 inches of precipitation a year and humid summers, we specify the insulation and vapor control for the roof and walls before ordering the building, not after the first drip.
