Open Land in Union County

Barndominium builders in Maynardville find a small town surrounded by the kind of land barndo buyers look for. Maynardville is the seat of Union County, with 2,456 residents in 2020 (2,413 in 2010), about 5.4 square miles of land, and an elevation of about 1,197 feet. It sits near the center of Raccoon Valley, a narrow valley about 15 miles long, with Copper Ridge to the south and Hinds Ridge to the north. State Route 33 runs through town and connects it to Knoxville to the southwest and Tazewell to the northeast.

A county shaped by ridges and a lake

Union County covers 247 square miles, and about 9.5 percent of that is water, largely Norris Lake on the Clinch River in the northern part of the county. The county lies in the Ridge-and-Valley Appalachians, with long, narrow ridges alternating with valleys. Copper Ridge, Hinds Ridge and Lone Mountain are among the prominent ridges, and the southern end of Clinch Mountain forms part of the eastern border with Grainger County. Big Ridge State Park sits on Big Ridge Lake. Union County had 19,802 residents in 2020 and a 2025 estimate of 21,450.

For a barndominium, that landscape means two common site types. Valley farmland in Raccoon Valley tends to be gentler and easier for a wide clear-span building. Ridge and lake parcels offer views but often need a stepped foundation, a longer driveway and more careful drainage.

Norris Lake, five miles north

The Norris Lake impoundment of the Clinch River lies about 5 miles north of Maynardville. Norris Dam was finished in 1936 as the TVA's first major project, and the lake has roughly 800 miles of shoreline across five counties, including Union. The lake's average water level fluctuation is about 46 feet, so a shoreline view lot can look very different from season to season. Boat and equipment storage is a natural fit for a shop bay on a lake-area barndo.

Permit path in a rural county

Tennessee's State Fire Marshal's Office explains how residential permitting works where a county does not run its own residential code program: the state issues the building permit under the 2018 International Residential Code, with foundation, framing and final inspections plus plumbing and mechanical inspections. Counties and cities can opt out by a two-thirds vote, and those with their own current codes can enforce locally. We confirm with Union County which path applies to your parcel before drawings are finished. Either way, the state permit is a building permit only, so septic, grading or fill, floodplain and zoning approvals are handled separately.

Septic and wells on rural parcels

Most land outside town will rely on a septic system. The TDEC septic FAQ walks through the steps: mow the house site and evaluation areas, stake the corners and house pad, avoid cutting or filling the soil, and expect an environmental scientist to evaluate the site and possibly ask for soil mapping by a private soil consultant. Processing can take up to 45 days after a complete application. Ridge-and-valley soils such as the Dewey and Fullerton series, which USDA describes for the Southern Appalachian Ridges and Valleys, have clay subsoils, and Fullerton can carry heavy chert, so the drain field location and the house pad are planned together.

Growing toward Knoxville

Maynardville was first called Liberty, settled around 1850, renamed for congressman Horace Maynard, and incorporated in 1870. SR 33 was once part of the Thunder Road bootlegging route. Since the 2000s, widening of SR 33 has improved access to Knoxville, and the town has grown more suburban, which is bringing more buyers out to Union County looking for acreage and a shop.

Weather to plan for

The National Weather Service office in Morristown lists a Union County tornado in its appendix and notes April as the peak tornado month in its area, with a second peak in November. A well-anchored frame and wind-rated overhead doors are standard on the shop houses we plan here.

Maynardville Questions

Who issues the building permit for a barndominium in Union County?

It depends on whether the county or city runs its own residential code program or the State Fire Marshal's Office issues the permit. We confirm the path for your parcel before drawings are final.

Is a Norris Lake view lot a good barndominium site?

It can be. Plan for slope, a longer driveway and a lake level that fluctuates around 46 feet on average, and check flood maps near the shoreline.

What does the septic evaluation need from me?

Mow the house site and evaluation areas, stake the corners and house pad, and do not cut or fill the soil before the visit.

How long will septic approval take?

Tennessee's program allows up to 45 days after a complete application, so we start it early in the design process.
