Barndominiums for Grainger County Farm Ground

Barndominium builders who know Rutledge know it is farm country. Rutledge has been the Grainger County seat since 1801, and the town sits in the county's southern section, below Clinch Mountain, with Cherokee Lake to the south. A barndo fits this landscape naturally: a shop or barn for equipment, living quarters attached, and room to keep working the land.

A Farming County

Agriculture has long driven Grainger County's economy. Tomatoes have been the main crop, cattle raising is important too, and the county's Tomato Festival has run every year since 1992. In 2018 the county reported more than 650 greenhouses, 923 farms and nearly 90,000 acres of farmland. For anyone who already owns farm ground, a home and an equipment building under one roof is a natural fit.

Splitting Land? Know the Lot-Size Rules

The Grainger County Planning Commission's subdivision regulations cover all county land except what lies inside the town limits of Bean Station, Blaine and Rutledge. Anyone dividing land or changing a lot's size or shape must submit a preliminary or final plat and get final approval before recording, and plats must be prepared by a surveyor. Minimum lot sizes depend on services:

  • Public water and sewer: 10,000 square feet
  • Water only: 20,000 square feet
  • Neither water nor sewer: 30,000 square feet

A final plat also needs an approved subsurface sewage disposal site on each lot. If you are carving a homesite off family farmland for a barndo, that septic approval is part of the subdivision step, not an afterthought. The commission meets on the fourth Monday of each month at the Justice Center, and plats are handled through the County Mayor's office.

Septic in Grainger County

TDEC issues the Subsurface Sewage Disposal System construction permit for new septic systems in Tennessee and keeps a list of approved soil consultants. Since Grainger's subdivision rules tie each lot to an approved septic site, getting soil work done early protects both the land split and the build.

Clinch Mountain and the Ridges

Clinch Mountain is about 150 miles long and divides Grainger County into a southern section (Bean Station, Blaine, Joppa and Rutledge) and a northern section (Washburn, Powder Springs and Thorn Hill). Its southern end, Kitts Point, is where Knox, Union and Grainger counties meet, and the ridge separates the Clinch River basin to the north from the Holston River basin to the south. The county's high point, Buzzard Rock on Joppa Mountain, reaches 2,530 feet.

On the valley floor below the mountain, Ridge and Valley soils like USDA's Dewey and Fullerton series are common: deep clay subsoils formed from limestone, sometimes loaded with chert, and in places pitted with sinks and depressions. We look for those on the site walk and design the slab and drainage accordingly.

Cherokee Lake

Cherokee Lake is a TVA reservoir on the Holston River with 28,780 acres of surface and nearly 400 miles of shoreline across Grainger, Hamblen, Jefferson and Hawkins counties. In a normal year its water level fluctuates over about 27 feet. If your land runs down to the lake, that swing affects where a dock or boat ramp is usable and how much of the shoreline is exposed in winter. We keep the home and shop well above the water line and plan for flood-zone review where it applies.

Roads and Weather

U.S. Route 11W and U.S. Route 25E are the county's main roads, and US 11W runs as a four-lane expressway through Bean Station and Blaine. NWS Morristown's climatology lists two Grainger County tornadoes between 1950 and 1996, in 1973 and 1977, a lighter record than counties to the south, but we still design for wind on a tall, open building.

Rutledge in Numbers

Rutledge's municipal record lists an incorporation date of 1797, a 2010 Census count of 1,122 residents, 1,321 in 2020 and a 2026 state estimate of 1,411. Grainger County grew from 22,657 people in 2010 to 23,527 in 2020, a 3.8 percent increase, on 281 square miles of land.

Rutledge Questions

How big does my lot need to be to build in rural Grainger County?

County subdivision rules set minimums of 10,000 sq ft with water and sewer, 20,000 with water only and 30,000 with neither.

Do I need septic approval before splitting off a homesite?

Yes. Grainger County's final plat requires an approved subsurface sewage disposal site on each lot.

Can a barndominium double as my equipment barn?

Yes. A large shop or equipment bay combined with the living quarters is one of the most practical barndominium layouts for farm ground.

What should I know about building near Cherokee Lake?

The lake level swings about 27 feet in a normal year, so we site the building well above the water and check flood-zone status.
